Flex has a LOT of help options.

Or maybe you like to learn on the go? The helpful (i) (lower case I with a circle around it) has helpful information about the field it is next to that has been customized just for Lubbock agents. Sometimes this information is only found there. For example, Garden/Patio Home is now called Zero Lot Line and is its own field with the informational (i) letting you know that’s where Garden/Patio Homes are now located.
I think my favorite help function is the Menu. You can scroll or type a keyword. The best part is that you can star it if you know you’ll need it repeatedly. The Menu is not for questions like Where do I find Garden homes, but it is for questions like learning where Carts are in Flex. (BTW, typing “cart” in the Menu returns 1 result – Listing Collections, which is what carts are called in Flex.)

You will probably want to look in the Menu at the following sections and star some of them.
- Daily Functions
- Statistics
- Products
We all know you will look at the others, but don’t miss these sections either.
Dashboards
Did you know you can create different Dashboards? We have a couple we have made available to everyone, but you can create your own too. Creating different dashboards can be especially helpful if you want to display information on specific topics like by property type, or all the different graphs across all property types or statuses.
To add a custom dashboard click on Customize at the top right and click Add Dashboard.
- There are also gadgets under News to keep you informed about FBS (another term for Flexmls), Inman News (not a subscription to Inman, but shows the headlines), and a way to see your favorite RSS feeds.
- There are also gadgets for Statistics like Inventory, Absorption Rate, Prices, etc.
- And under Listings there is a My Listings gadget that “Counts of your active, about to expire, pending and sold listings, with one-click access to view them.”

Super User
Did you use Rapattoni’s Work As Other Agent feature? Flex has something similar, but it is a little more secure. It is called Super Use. The way we are setting it up is for Tonya to receive permission from the broker to this up for the MLS user. The broker will need to either identify the specific people this person needs to super use as, or that they need to super use as the whole office.
With the ability to super use the agent logs in as themselves, then clicks the drop down arrow next to their initials in the top right corner. In the blank, next to the blue Use button they type in the whole MLS ID of the person they need to super use as, then click Use.
An important thing to remember is just as starting to super use must be intentional, stopping your super using session must also be intentional. When you are super using your initials change from TM (for example) to TM as AB. Super using does not end if your MLS session times out, or if you logout. It only ends when you go back to the drop down arrow near your initials, and type in your own MLS ID and click the Use button.

The MLS Intranet has some links to things that were under Links & Documents in Rapattoni, like Linking ShowingTime Accounts, MLS Rules & Regulations, Flexmls steps for entering Package Property, etc.
Speaking of Package Property, you may have noticed Package Property is not one of the Property Types anymore. It is now considered a Property Subtype for each property type. Also, you will need to setup Parent/Child when entering a listing that uses Package Property. Data Feeds
You may have heard Spark, the data feed management portion of Flex, charges vendors for the vendor to access the data feed. It is $50/month/vendor. This does not mean each agent or even each office is charged $50/month/vendor they use. The vendor is charged this monthly fee. Vendors may pass this fee on to the agents. You will need to discuss this with your vendors. This is not a fee LAR has any control over.
The approval process is as follows: The vendor initiates a feed request from Spark. Spark sends that request to the agent for an agent feed, or the broker for an office feed. The agent clicks on the link in the email and has the option to approve or reject the feed request. An email is then sent to the broker to approve or reject the feed request. Finally, the MLS Administrator receives an email to approve or reject the feed request. Once everyone has approved the feed request the vendor receives the information they need for the data feed requested.
If you use a website like Go Daddy, Wix, etc and build/update it yourself, you can use a free IDX Lite function. If you want only your own listings on your website, there is a free one your vendor can request called IDX Lite. Appraisal Help – Form 1004MC
Flex’s Help functions are very helpful. In the Flexmls Academy I searched for appraisal and this link popped up as the first one. https://flexmls.com/flexmls-academy/recorded-trainings/tools-for-appraisers-2/ It’s an hour video, but specifies help with the 1004MC form.
Map Pin Placement
When entering a listing you may still need to click the Use This Location button to confirm the map pin placement for the listings to show on the map.
