Thankful for a Strong Lubbock Housing Market

The market report for the Lubbock Metropolitan Statistical Area (MSA) was all positive, according to the November 2025 Market Report published by the Lubbock Association of REALTORS®.

Key Highlights in November:

• Median Home Price Up Substantially Year-Over-Year: The median home price was $247,223 in November, a 9.9% increase year-over-year.
• Closed Sales Up Again: Closed sales were up for the fifth straight month, with 340 homes sold, a slight increase of 3.7% compared to November 2024.
• Active Listings Up: Inventory improved for the eleventh straight month, with 1,733 active listings, a substantial increase of 12.5% year-over-year.
• Pending Listings Up: Pending properties, also called Under Contract listings, were up again, with 530 pending listings. This represents a 9.5% increase year-over-year.
• Months of Inventory Increases: Months of Inventory increased for the sixth straight month. At 4.0, this is a 7.6% compared to November 2024.
• Days on Market Up Slightly: Days on market was up 2.0% compared to November 2024, with homes being on the market for 52 days.
• Sale-to-List Price: The sale-to-list price was 94.8%, up slightly compared to 94.0% in November 2024.

The months of inventory metric reflects the balance between supply and demand, with higher values suggesting a shift towards a more buyer-friendly market. The Texas Real Estate Research Center at Texas A&M states that a 6.0 months of inventory is considered a balanced market.
