Positive Signs for Housing in March 2026
The Lubbock housing market showed many positive signs in the Lubbock Metropolitan Statistical Area (MSA), according to March housing data published by the Lubbock Association of REALTORS®.
Key Data Points in March:
- Median Home Steady: The median home price was essentially unchanged year-over-year, posting at $235,000 in March 2026, this represents just a 0.1% increase from March 2025.
- Closed Sales Up: Closed sales bounced back slightly after being down for two consecutive. With 484 homes sold, this was a 0.8% increase compared to March 2025.
- Active Listings Up: For the fifteenth consecutive month, Active listings saw an increase. With 1,614 residential listings on the market, this is a 10.2% year-over-year.
- Pending Listings Up: Pending, or Under Contract listings, saw a large increase as well, with 631 pending listings, this is a 7.1% increase compared to February 2025.
- Months of Inventory Increases: Months of Inventory saw an increase for the tenth straight month. At 3.7, this is a 6.9% increase from 3.4 in March 2025.
- Days on Market Down: Days on market was down -9.7% compared to March 2025, with homes being on the market for 56 days.
- Sale-to-List Price: The sale-to-list price was 94.8%, down slightly from 95.3% in March 2025.
The months of inventory metric reflects the balance between supply and demand, a key indicator of buyer vs. seller market, with higher values suggesting a shift towards a more buyer-friendly market. The Texas Real Estate Research Center at Texas A&M states that a 6.0 months of inventory is considered a balanced market.
