Handling Multiple Offers & Multiple Buyers (Wed. 17 Jun, 2020 1:00 pm - 3:00 pm)

It’s important you take the right steps during negotiations. In this class, license holders will learn what the seller’s options are in responding to multiple offers, and what their options are in communicating the responses. The REALTOR® Code of Ethics will also be incorporated. The license holder will learn what forms are available to help guide them through the process. This course is designed to help you best represent your seller when there are multiple offers on the table.

This course will train the real estate license holder in specific strategies to best handle a multiple offer situation. They will learn their duties and responsibilities to their client, whether buyer or seller, and how to best advise them when considering multiple offers.

TRLS: The Essentials of Residential Leasing (Wed. 24 Jun, 2020 9:00 am - 12:00 pm)

The state of the economy has led many real estate licensees to turn to property management. If you’re among that group, it’s important you become knowledgeable about the laws and duties imposed on property managers and leasing agents. This course will analyze and interpret factors impacting local rents, define owner objectives, and discuss development of effective owner communications. The course will also cover how to properly complete and present the TAR Residential Lease application.

This course will provide the licensee with the core competencies they need in their role and responsibilities when functioning as a property manager or leasing agent. It will also provide understanding for those licensees performing property management related duties to ensure the appropriate guidelines are being followed by explaining the legal boundaries that govern the execution of their duties.

This course will cover the TAR Residential Leasing and Property Management Agreement. Other TAR property management forms will be thoroughly examined and explained as well. Agents will be trained to competently prepare each paragraph of this agreement. Upon completion of the course real estate agents can confidently present the agreement and forms to property owners.

1-4 Contract Boot Camp (Thu. 25 Jun, 2020 9:00 am - 3:00 pm)

The purpose of this course is to familiarize the real estate professional with the most commonly used sales contract in a residential real estate transaction. This class provides an in-depth analysis of various aspects of the TREC1-4 contract. It discusses the structure and nature of a residential contract along with agent responsibilities. The class teaches on basic liability theories arising from the TREC one to four contract. The class also teaches the real estate agent best practices when using the 1-4 contract as well as contract do’s and don’ts.  This course will provide the license holder insight regarding the impact of contract mistakes on the transaction and the ability to effectively negotiate the deal; if the transaction needs to be restructured or voided and any possible legal ramifications impacting the parties to the transaction.

TRLS: Agency Issues Impacting Property Managers & Leasing Agents (Thu. 25 Jun, 2020 9:00 am - 12:00 pm)

The intent of this course is to aid real estate practitioners engaged in the management and leasing of residential rental properties when they are establishing agency relationships. The licensee will learn more about the rules of representation as they relate to leasing and property management and be able to match the TAR Code of Ethics to agency relationships.

The licensee will learn how agency is established and to distinguish between the various kinds of agency relationships. Students will gain understanding on how to identify the duties associated with agency, how agency relationships are dissolved, and identify liability issues associated with agency.

This course will educate the real estate professional on how to evaluate a residence for the rental market as well as develop appropriate marketing and advertising strategies. The course will examine Fair Housing statues as they pertain to the leasing and management of residential rentals and how to examine and use credit report information. The course will also cover the need for a privacy policy for personal information.

Learning the ABCs of flipping houses is a great place to begin and can help avoid costly mistakes made by many first-time flippers. This course is a comprehensive look at flipping residential real estate for a profit. Course will look at finding, evaluating, and purchasing residential real estate for investments purposes.
