This course is for the licensee who represents buyers. It is designed to give licensees the skill and confidence to successfully navigate through the common areas of concern in buyer representation. Topics covered include compensation, effective presentation tools and skills, agent risk reduction practices and tools, and methods for getting the buyer representation agreement signed!

  *To educate licensees on the correct completion of the TREC One to Four Family Residential Contract (Resale) and TREC Third Party Finance Addendum.  Instruction will be geared to help new agents just entering the real estate industry to not only be able to complete the contract, but understand what it says and be able to explain it to their clients.

   *To keep experienced agents up to date to changes as well as reinforcing their skills in contract preparation.

The purpose of this course is to address the regulatory aspects of the management, operation and supervision of a real estate brokerage firm in Texas. The course provides an understanding and working knowledge of the law of agency, planning and organization of business entities, requirements for written policies and procedures, records retention and control, advertising, recruitment and training of agents, and the anatomy of a complaint filed with Texas Real Estate Commission (TREC).

 

  Section 535.2 of the TREC Rules requires a broker who sponsors salespersons, a designated broker of a business entity, and a licensee who is a delegated supervisor of one or more licensees (for 6 months or more during the supervisor’s current license period), to complete this 6-hour broker responsibility course to renew a license. Any licensee may take this course. Additionally, a sponsoring broker may, by policy, require certain licensees and employees to take this course.

Every year real estate professionals are threatened, robbed or assaulted while performing routine duties like showing a property or conducting an open house. This course will discuss what precautions to take when meeting with customers and clients during Listing and Buyer Agreement presentations. How to identify potential risk areas and situations to avoid, thereby reducing the exposure to becoming a crime victim during the course of normal business activity. The information provided will increase awareness and provide another level of security protocol to help keep the real estate professional and their client safe.

License holder will learn how to assess risk in their current practice and create safety systems, scripts, and tools for listing appointments, showing property, and conducting open houses. They will also learn how to protect personal and electronic information online, in the cloud, and on social networks. As a practical resource, this course offers easy-to-remember strategies for the real estate professionals to conduct business and avoid potentially dangerous situations.

The goal of this course is to provide real estate professionals with the information needed to build their repeat and referral business by building trust in customers, clients and fellow agents. Participants will walk away with practical and applicable information that they can immediately begin to implement in their business model.
