In this course the real estate professional will learn and become more comfortable with the process of selecting appropriate property comparisons; how to make adjustments and where to go for quality information to ensure the most accurate assessment when calculating adjustments. The license holder will gain understanding about current appraisal processes and learn how the CFPB and Dodd Frank Act will affect the real estate process including appraisals. This will help the real estate license holder improve their skills in creating accurate property valuations, reducing risk, and applying alternative valuation methods to properties under consideration while remaining within the CFPB/Dodd Frank Act guidelines.   Section 535.2 of the TREC Rules requires a broker who sponsors salespersons, a designated broker of a business entity, and a licensee who is a delegated supervisor of one or more licensees (for 6 months or more during the supervisor’s current license period), to complete this 6-hour broker responsibility course to renew a license. It’s not how many leads and appointments an agent generates-it’s how many they close that matters. Closing a real estate deal is all about how you negotiate. There is a difference between a top closer and the typical sales person. It’s about negotiating in good faith, whether representing buyer or seller. How to overcome objections get that a “yes” from what seems to be a “no,” and end up with delighted clients leading to future referrals. Participants in this session will learn how to persuade sellers to get real about their prices, to get over-priced listings priced right, and to persuade reluctant buyers to buy now, all while providing the highest quality possible customer experience to their clients.

Business Planning for Real Estate Agents

This is an introductory course in annual business planning for the real estate professional. Gone are the days when you could be successful in real estate with three methods of lead generation. Successful agents have 6-10 methods of lead generation, so mastering 1-2 new methods annually to reach success is imperative. The course will cover some of the best practices of successful agents. Teach agents how to understand sales numbers (number of buyers, sellers, and average sales price) from current and previous years to help determine target markets, prospects, and where marketing dollars will be most effective.

The Texas license holder will learn to identify and develop key areas of business growth and sustainability. Will learn to set personal/business goals, assess areas for growth in lead generation and analyze possible new lead generation methods. Also gain understanding on how to project expenses and income based on previous sales and goals for growth. With this understanding the licensee is better equipped to determine what information sources are providing the right data to help their business grow and adapt to better serve their clients.
