It’s not how many leads and appointments an agent generates-it’s how many they close that matters. Closing a real estate deal is all about how you negotiate. There is a difference between a top closer and the typical sales person. It’s about negotiating in good faith, whether representing buyer or seller. How to overcome objections get that a “yes” from what seems to be a “no,” and end up with delighted clients leading to future referrals. Participants in this session will learn how to persuade sellers to get real about their prices, to get over-priced listings priced right, and to persuade reluctant buyers to buy now, all while providing the highest quality possible customer experience to their clients.

Regardless of how long a real estate agent has been in the business, seller agency has been available and more importantly, it remains the primary focus for agents across the country. However, since the advent of buyer agency and the emphasis on training how to be an effective buyer representative, it has become apparent we can no longer assume seller agents have the same level of effectiveness. The Seller Representative Specialist course is a 16 hour course designed to take a new agent to an accomplished level sooner and an already successful agent to an even higher level of competency. As an asset class, real estate offers many distinct benefits--the opportunities to generate passive income, leverage capital, and increase tax reduction strategies, to name a few. As a source of clients, investors look to real estate professionals with distinct knowledge and expertise--a nose for finding properties, an understanding of available finance and investment strategies, access to contractors for repairs, and ability to manage properties, to name a few. This one-day course helps students understand what it takes to represent investors in the brokerage of single-family homes, condos, townhouses, and/or small multifamily properties and help these clients reach their investment goals. This course also examines how real estate professionals can invest in residential property and build wealth for the long term.

FREE TAR Commercial Webinar
Topic: How to Not "Accidentally" Practice Law Using TAR Commercial Forms
As a general rule, licensed salespersons and brokers are exceedingly cautious to not "practice law" when utilizing TAR Commercial forms. Yet, leases sometimes need to be altered and a licensee may need to "fill in the blank" or utilize the Special Provisions paragraph. This webinar is designed to show licensees how to properly insert factual statements into TAR contracts, and not accidentally "practice law."
We'll show specific clauses in several real TAR Commercial contracts and illustrate how to properly alter, add, or remove terms.

The purpose of this course is to provide insight into the residential appraisal process. Lenders are required to obtain an appraisal, prepared by an impartial and unbiased appraiser, and use it in assessing the accuracy of property values. Attendees will gain the knowledge to understand the definition of a credible appraisal, the appraisal process, elements of a credible appraisal, the importance of appraiser independence, and how to proceed if the property does not appraise for the estimated value and how to proceed if it's determined that a correction needs to be made to the appraisal report. The license holder will gain understanding about current appraisal processes and learn how differentiate between a true appraisal, Broker Price Opinions (BPO) and Comparative Market Analyses (CMA).
