The state of the economy has led many real estate licensees to turn to property management. If you’re among that group, it’s important you become knowledgeable about the laws and duties imposed on property managers and leasing agents. This course will analyze and interpret factors impacting local rents, define owner objectives, and discuss development of effective owner communications. The course will also cover how to properly complete and present the TAR Residential Lease application.

This course will provide the licensee with the core competencies they need in their role and responsibilities when functioning as a property manager or leasing agent. It will also provide understanding for those licensees performing property management related duties to ensure the appropriate guidelines are being followed by explaining the legal boundaries that govern the execution of their duties.

The intent of this course is to aid real estate practitioners engaged in the management and leasing of residential rental properties when they are establishing agency relationships. The licensee will learn more about the rules of representation as they relate to leasing and property management and be able to match the TAR Code of Ethics to agency relationships.

The licensee will learn how agency is established and to distinguish between the various kinds of agency relationships. Students will gain understanding on how to identify the duties associated with agency, how agency relationships are dissolved, and identify liability issues associated with agency.

This course will educate the real estate professional on how to evaluate a residence for the rental market as well as develop appropriate marketing and advertising strategies. The course will examine Fair Housing statues as they pertain to the leasing and management of residential rentals and how to examine and use credit report information. The course will also cover the need for a privacy policy for personal information.

A contingency is a provision in a real estate contract that specifies the contract would cease to exist upon the occurrence of a certain event. “I’ll buy yours if mine sells first.” Contingencies are confusing. What do the forms mean, and which ones do you use for what, and when? Agents will get answers to some of the most common contingency questions. What power does the seller have to move on? What rights do the purchasers have? How to convey a true MLS status and how to bump a contingency out of the way?

Real estate transactions are all about the art of negotiation. The overall objective of this course is to teach agents how to negotiate to implement collaborative vs. adversarial negotiations, how to ask strategic questions and practice active listening skills to determine critical needs, implement win-win strategies for mutual gain and a fair outcome. Also how to look at transactional issues that can sabotage negotiations and hurt the transaction. Learn what factors can erode a negotiation and how to avoid them. To effectively communicate to clients what they can expect from a true real estate professional.

This course will introduce the real estate license holder to the art of negotiation as it relates to real estate transactions. The course will cover various negotiation styles, techniques, goals and strategies to help provide the best opportunity for their client whether buyer or seller. Gain understanding related to seller, agent to agent as well as buyer considerations. Also learn some of the best methods to use when presenting an offer or counter offer.
