This course provides a basic understanding of real estate investing for the agent in creating a personal portfolio as well as working with residential real estate investor clients. Real estate agents will be able to understand why real estate is a powerful investment tool, and be able to compare it to other investment vehicles. They will also learn elements of value to the investor: long-term vs. short-term, appreciation, and tax depreciation. Students will learn basic analysis and comparison of possible real estate investments through operating expenses and projection. In addition, the course will cover taxation concepts of depreciation, capital gains, and capital improvements vs. expenses, and the basics of a 1031 tax-deferred exchange.

The overall objective of this course is to teach agents how to negotiate to implement collaborative vs. adversarial negotiations, how to ask strategic questions and practice active listening skills to determine critical needs, implement win-win strategies for mutual gain and a fair outcome. Also how to look at transactional issues that can sabotage negotiations and hurt the transaction. Learn what factors can erode a negotiation and how to avoid them. Handling Multiple Offers & Multiple Buyers (Mon. 30 Jul, 2018 1:00 pm - 3:00 pm)

It’s important you take the right steps during negotiations.  In this class, license holders will learn what the seller’s options are in responding to multiple offers, and what their options are in communicating the responses. The REALTOR® Code of Ethics will also be incorporated. The license holder will learn what forms are available to help guide them through the process. This course is designed to help you best represent your seller when there are multiple offers on the table.

This course will train the real estate license holder in specific strategies to best handle a multiple offer situation. They will learn their duties and responsibilities to their client, whether buyer or seller, and how to best advise them when considering multiple offers.
